Job purpose
To provide Planning, Oversight and Supervision for 8-koi; a diverse Florida based service and consulting company that has been providing outstanding results for our clients for over a Decade now.
To manage projects of small to medium size, of differing visibility, and complexity levels and communicate across multiple channels including 8-koi, the client, the client rep., designers, engineers, subcontractors, vendors, and Business Operations, to define an initiative’s scope, schedule, and budget. To employee and manage stakeholder partnerships to deliver value.
Senior Project Manager may receive general supervision and guidance from senior staff and may also be sought after to coach/mentor other Project Managers, Associate Project Managers, Site Managers, and others as their experience grows within 8-koi.
Area of Responsibility
AOR – May be involved with multiple programs at multiple sites. Program finance and delivery.
Duties and responsibilities
GENERAL RESPONSIBILITIES
Plan, track, and evaluate capital projects including scope, schedule, and budget within the planning, design, and construction areas. Develop policies and procedures associated with construction project management to build a standard national framework for construction..
CORE RESPONSIBILITIES
- Manage all aspects of the construction process including budget development, the bid process, project acceptance, quality of work including warranty response, schedules, and financial reports.
- Determine project roles of team members based on project requirements, time frames and budget.
- Plan, schedule, estimate, and coordinate construction projects with hospital staff, contractors, architects, and engineers.
- Ensure safety measures are followed for all construction, remodeling, or renovation projects throughout the health-care facility.
- Communicate progress, risks, expectations, timelines, milestones and other key project metrics to customers and team members. Ensure project meets internal and customer expectations.
- Track and report weekly on percent complete, budget burn, earned value, slippage, project effort and duration to complete, and other key project metrics.
SUPPLEMENTAL RESPONSIBILITIES
Preparation, Maintenance of and General Site Management
- Perform site audits
- Promotes job site safety, encourages safe work practices. Production
- Verify and ensure Quality Assurance programming is implemented.
- Monitor for success and deliverables.
- Monitor delivery schedules and verify schedules are maintained and updated as needed
- Ensure all affected parties are aware of any potential change in delivery schedules
- Set and continually manage project and while delegating and managing deliverable with team members and stakeholders.
- Assist in dispute, negotiation, arbitration, or litigation as needed.
- Confer with all stakeholders on problems requiring modifications of the program Work Force Management
- Establish and confer with site manager to establish staffing requirements for each phase of the program
- Define the Statement of Work and Specifications for the requested goods and services.
- Manage ongoing quality control and participate in quality issue resolutions.
- Monitors staff performance.
- Manages the day-to-day project activities and resources and chairs the project management team meetings.
- May interview and recommend the hiring of workers and provide work site orientation to new employees Materials and Equipment Management
- Monitor material deliveries
- Monitor equipment deliveries
Inspection and Testing
- Perform secondary inspection samples of work in progress to ensure that workmanship conforms to contractual requirements
- Coordinate with QCM to verify / perform audits of the Quality Assurance program
- Interact with inspectors, testing agents and others as maybe requested by the QCM or Quality management Plan
Documentation
- Provide written reports related to project status or other related data
- Reports on project success criteria results, metrics, test, and deployment management activities.
- Effectively record project specific documentation.
- Continue professional development in order to keep abreast of emerging technologies, methods, and best practices
Qualifications/ Education / Experience
CORE QUALIFICATIONS
- May be required to obtain US Government Secret Security Clearance
- Experience managing multi-trade/discipline construction in a government contracting environment
- OSHA 30-hour Certification
- USACE QCMC Certification
- Understanding of general construction processes and the paperwork associated with it. I.E. RFIs, submittals, MSDS, Safety Plans, Environmental Plans, etc.
- Experience with Primavera and/or Microsoft Project a plus
- Ability to effectively execute in a high demand environment
- Ability to multi-task and work independently, and have a sharp attention to detail
- 10 or more years of the following:
- Project Management experience – Required
- Construction Site Management- Required
- 5 US Government FAR Exposure and use - Required
EDUCATION
- College Graduate – Preferred
- Other - Additional 4 years of relevant experience in lieu of degree
GENERAL AREAS OF EXPERIENCE
- 2 or more years of experience in the following areas:
- Microsoft Office Suite software applications – Required NAS / Schedules - Required
- Design and Engineering - Preferred
- Construction Estimating - Preferred
- Healthcare Construction - Preferred
- Information Technology Insert Construction - Preferred
CERTIFICATIONS
- QAQM USACE - Required
- OSAH 30 - Required
- Project Mgmt Professional. Certified Associate in Project Management (CAPM) or Project Management Professional (PMP) - Preferred
Working conditions
- Working conditions typically are within an office environment. Overtime may be required to meet project deadlines.
- Maybe sitting or standing for extended periods of time. May work temporarily in an outdoor environment.
- May be required to traverse program sites unaided which may include ladders, stairs, disturbed earth, trenches and uneven walking surfaces.
- May also include entrance into confined areas, elevated surfaces May include working in extreme weather conditions.
- Some travel may be required for the purpose of meeting with clients, stakeholders, or offsite personnel and management
Physical requirements
Dexterity of hands and fingers to operate a computer keyboard, mouse, and other devices and objects. Physically able to participate in training sessions, presentations, and meeting
Must be able to wear and work in personal protective equipment as per program requirements. Various programs may include other requirements in additions to those listed above.
Prolonged periods of sitting at a desk and working on a computer.
Must be able to frequently lift or move items up to 25 pounds.
Must be able to occasionally lift or move items up to 75 pounds.
